there are non-union contractors doing work now downtown. they were
doing work all this past summer there also. the owner is a nickle &
dimer when it comes to repairs..he can get away with that stuff in some
places but not downtown. at least, thats my take on it.. Confused Confused

This is bull folks, Genesee Towers is safer than most buildings downtown Flint. People are mad that Kumar isn't apart of the good old boys group and he does things on his own time. I agree it looks like shit, however its an important building for the city.

1.) A Skyline is very important to a city, people want tall buildings in a downtown area. Otherswise its just like being downtown Grand Blanc.

2.) This building brings in about $200 -500 thousand dollars for the city when its fully rent. ( if not more ).

3.) This building could be a pivotal part of the redevelopment of downtown Flint. This could house students, offices, restaurants, casino, apartments etc.

4.) If the building is torn down, nothing will ever be built there that will be more than 4 stories tall. The tax base for the city will decrease.

5.) You get more tax revenue with a structure than you do with a vacant lot.

6.) Young people want a unique enviroment to live in, this building may be "ugly". HOWEVER, this building could look a lot better by being remodeled.


7.) Architect Freeman Greer has drawings of what this building could look like if it is re-skinned with new glass. The costs is very low, compared to the money this building could bring in.

00SL2: Kumar only paid $500,000 for it over 10 years ago, and at that time various sources familiar with the structure estimated that renovations could run well into the millions. This building has been nowhere near fully occupied since before NBD left in 1998.

You just mentioned in another thread that we need more downtown parking. There's nothing wrong with putting another building there compatible with others adjacent to it. How much would the "tax base" change with this property being in the Renaissance Zone?

00SL2: Ryan, did you ever park in the parking deck when rusty, salty slush melted and dripped through the cracks onto vehicles? Have you been in the building since the basement flooded and stagnant water created problems? Get stuck in the elevators? Have to evacuate the building from the top floors using the stair wells because of a fire on the parking deck or any other reason? Get hit in the head from falling debri?

00SL2: Lots of things look great on paper or in photos. This building hasn't brought in any money in over 10 years, it's lost money and continued to deteriorate. It's past due for demolition. Time for something new to rise from the ashes that's compatible with college and Downtown Development.

by the way, i was just downtown. the city
has those concrete expressway dividers standing about
30 feet away from the building to discourage people from
walking next to it. bet mr.kumars' pissed now!!!! Cool Cool Cool


speaking of the old stuff, i remember going to the michigan theater
to see "house on haunted hill" and "the wolfman" starring lon chaney!!
it took months before i slept without a light!!!! Shocked Shocked Shocked Shocked

yo dave, remember the army surplus/junk yard that was at the intersection of dort and saginaw st.... i must have bought 100 machetes and knives
for camping!!!!! it was a great place for a young mind to dream!!!!!!

Mott Brothers. Bought some C-rations once so the wife & kids could see how good we ate in Vietnam in 62, 63 & 64. They were not impressed. In guess ham & Lima beans ground into mush is an acquired taste.

I've been in the parking deck. I've eaten at the elegant University Club when it was still open and I think it needs to be reopnened. I've also been to places in Pontiac, Windsor and I've scouted out Chicago and NYC and I think Flint needs the towers unless you want to go with the lights out approach that we're currently pursuing. At the rate we're going I'm not sure there will be 10,000 people left in Flint in another 50 years.

Do you have any idea how much it would cost to build a building the Genesee towers size? I imagine it's way more than $100 million.

In addition I bet we could cram 1,000 jobs in not a couple 1000 into the towers if it was remodeled.

Idea Ryan and Adam should buy the building and give it an extreme makeover. Or, they should hold fundraisers and find like-minded people who are willing to invest of themselves to make the Phoenix rise. Do it for Kumar and the future of Flint!! I'm sure Kumar would appreciate the assistance. But you'd have to get involved with the City, as well as the Court, and have a specific plan with goals and deadlines to make it all happen. Ten years of deterioration is too long. How soon can you get started so everyone will know you mean business?

The property at 2523 Clio Road has tax parcel numbers for both Flint Township and City of Flint. Looks like Greater Grace Baptist Church has an interest with him & wife on the Flint parcel, but it's not showing tax exempt as for a church. Isn't this where there was a fire and it never got cleaned up afterward? A 1985 Polk directory shows the building was nearly full of tenants. Times sure do change!! It is unfortunate that anyone can buy property and not take care of it!

I have to agree with Ryan, remodel the face of the building and it would be a great place for apartments , offices and the restaurant with its own parking.

Its unfortunate that Kumar owns it as he has a history of not maintianing buildings....Durant Hotel, The Old Genesee Bank Building, in downtown alone.

Kumar makes a lot of money off this building. The towers and satelite dishes on the roof makes him over $200,000 a year.
