Metro Community Development offers free foreclosure prevention counseling in Genesee County

FLINT, MI — Metro Community Development, a community development financial institution in downtown Flint, will offer free foreclosure prevention counseling to homeowners in Genesee County.

The service is available for those already in the foreclosure process or who face a financial hardship that could prevent them from staying current on their mortgage payments or property taxes, the agency said Wednesday, March 26.

Michigan has nearly $500 million in Emergency Economic Stabilization Act or Troubled Asset Relief Program funds to help families affected by the housing market downturn, thanks to the Hardest Hit Funds program established by the U.S. Department of Treasury, said Ravi Yalamanchi, president of Metro Community Development.

"There is a possibility of your mortgage being adjusted by your lender. There's the possibility that you'll qualify for one of the state or federal programs and you'll have assistance meeting your mortgage costs, paying back taxes even, in some cases. Use the programs that are available. We want you to know that this service is available and is free," said Flint Mayor Dayne Walling.

"Our goal is to keep families in their homes," said Yalamanchi.

Genesee County Treasurer Deb Cherry said that programs like this are important because they help drive down crime. "Last year, we foreclosed on about 3,000 homes and properties and we're really trying to get that number lower. As neighborhoods get stable, crime goes down. We don't want to have a lot of vacant houses that we have to tear down," Cherry said.

All of Metro Community Development's counselors are experienced, certified housing counselors, approved by the Department of Housing and Urban Development and trained in the Michigan State Housing Development Authority Housing Counseling Program.

"We talk to you about how to prevent you from coming back to this place. If the hardship is because of a substantial decrease in income that has affected you all the way around, then affordability is the issue. What they're going to evaluate before they give you the funds to pull you out of the hole is whether you're going to be able to maintain. Is this a sustainable home for you? If it's not, then perhaps we need to look at the big picture," said Chennelle Dismond, Metro Community Development counselor.

Participants will be asked to provide verification of their income and a document from either the bank or tax bill showing the amount owed. In addition, homeowners will be asked to write a letter explaining what took place that brought them to this point.

"I think shame is what keeps people from coming in a lot of times," Dismond said. "Just come in and let us help you. If you need the help, if you need the assistance, at least call and discuss what your issue is. Give us an opportunity to evaluate and present the options to you before you're too far gone. There's something to help everyone, but you never know if you don't ask."

The deadline for tax foreclosures is the end of business day on Monday, March 31. Those who have not paid their 2011-2013 taxes are encouraged to obtain a postponement application and make payment arrangements before Monday with either the Genesee County Treasurer's office, 1101 Beach St., or Metro Community Development, 503 S. Saginaw St.

Alec Gibbs One question that you must ask: Does the Committee approve of the Emergency Manager railroading the revisions through a decree (posing as a "resolution"), in the absence of an open meeting and without the support of 3/5 of city council as required under Michigan law? Because if any member of the Blue Ribbon Committee wants to be taken seriously, they should distance themselves from the anti-democratic and illegal procedure used to force these issues on the ballot. Particularly the elimination of the Office of the Ombudsman, a move that has been repeatedly rejected by Flint voters, who clearly recognize the value of independent oversight of city government.
