I recently listed a home for sale. We have moved in to our new home and the old is not occupied.

Our realtor suggested we not have an open house, because we are not living in it. The realtor said that unoccupied houses are being broke in to and the plumbing is ripped out?

I guess I'm niave on this - is it really happening and happening often?

Do we need extra/special insurance on the house to cover this type of incident should it occur?

Worried about selling the house in this slow market - now I gotta worry about someone taking the pipes out! What has this world come to?

If you have copper plumbing, it's at risk. It's happened twice in the past year on our block.

Insurance companies won't insure unoccupied dwellings. I suggest you get a friend or family member to stay/live in the old one until it's sold.

Your realtor is right. Not only plumbing, but copper wiring, and aluminum siding, too. Thieves scout neighborhoods looking for signs, such as unmowed yards, blinds always closed, no lights ever on, etc.

So sorry you're in that predicament, there are many in the same circumstance. See if you can get some neighbors to watch the house and report any suspicious activity. Contact the Flint Police Department and ask them to put your house on the "watch" list. You might also put one of those security signs near the house or in windows. Do a home check yourself often.

Where it's happening--everywhere, not just in Flint/Genesee County.

00SL2 is dead on. I recommend you have a reliable friend or family member live there until the house is sold and not just for houses for sale in Flint.

Whenever in Flint I like to go by an old funeral home I used to live in and work in back in the 70's. My last visit was a shocker to see the vandals ripped about all the copper and wiring out of the building including the heating units. They literally ripped holes in the walls following the plumbing from one level to the other. Scary.
What once was a very nice building is now in total shambles never to be used again.

According to me my view is just go for insurance, so that you can be on the safe side.

Whenever i read this forum i like to sale my property by a brokers. But there is one problem for me, the insurance company deal with me & i will take the insurance policy......

If you own a real estate then you have to invest in such lands, farms, homes or apartments that might get you a big profit when you sell them to the required people.
